Entrata ELI+ is the set of AI agents built into Entrata’s property management system: Leasing AI, Payments AI, Maintenance AI and Renewals AI. They answer prospects and residents over chat, text, voice and email, using live unit, ledger and resident data because they run inside the same system. Entrata’s IPO filing describes more than 100 intelligent agents across its platform and a data layer that processes over 4.5 billion system transactions a day, and the company reported $509.3 million in 2025 revenue, up 24%.
ELI+ is best for multifamily operators already running Entrata, or planning to move to it. Two points to plan for: it is built for Entrata rather than Yardi, RealPage or other systems, and Entrata shares prices by quote, so every deal starts with a demo. This review is based on Entrata’s product pages, press releases, its SEC filing and news coverage as of October 2026; we have not tested the product hands-on.
Sales-Only Pricing From a $509 Million Revenue Platform
- Starting price: custom quote only; ELI+ and the wider Entrata platform are sold through sales.
- Scale behind it: $509.3 million in 2025 revenue, 2.5 million units as of March 31, 2026, about 10% of the US multifamily market, per Entrata’s S-1.
- Best public result: Campbell Communities cut neglected leads from 5% to under 1% and reached comparable tour volume in about half the time of its prior AI provider, according to Entrata.
- Governance: agents operate within customer-defined policies and guardrails, managed and monitored in OXP Studio, which also hosts an Agent Builder.
- Our score: 8.0/10, with high marks for user sentiment and native data access, and room to grow on pricing transparency.

For an operator weighing ELI+, the filing answers the vendor-risk question. Entrata is profitable, growing above 20% a year, and keeps 97% of its revenue base year to year, so the AI agents are backed by a company that is unlikely to disappear. The 4.5 billion daily transactions also explain the main argument for ELI+: the agents read the same data your accounting and leasing teams use.
The customer evidence is still building. The Campbell Communities figures come from an Entrata-hosted session, not an independent study. Ask for references at portfolios like yours, with lead-response and conversion data before and after launch.
Entrata Layered Intelligence as Modules of the Operating System
ELI+ stands for Entrata Layered Intelligence. The agents are modules of the Entrata operating system rather than a separate product, and they work through Entrata’s calendar, guest cards and communication tools.
Leasing, Payments and Two More Agents on Duty
- Leasing AI: engages every lead within minutes, 24/7, over chat, voice, text and email, guides prospects to book a tour or start an application, and follows up after tours.
- Payments AI: sends personalized payment reminders and follow-ups based on resident behavior and timing, aiming to raise collections and cut onsite workload. It supports conventional, student and affordable properties.
- Renewals AI: detects renewal intent early, triggers targeted outreach and reports results with built-in analytics. Student renewal support is listed as on the roadmap.
- Maintenance AI: handles resident maintenance conversations within the same system that holds work orders.
OXP Studio and the Back Office
Since March 2026, Entrata’s Operations Experience Platform has run more than 100 operational workflows as agents across leasing, maintenance, accounting, payments, resident operations and compliance. OXP Studio is the workspace where operators monitor agent performance, attach training materials and standard operating procedures, and manage governance. An Agent Builder lets companies create custom processes. ELI Call Analysis scores leasing and resident calls with scorecards and trends, and Audience Builder creates targeted prospect and resident lists for outreach.
Campbell’s All-at-Once Launch Versus Westland’s Phased Pilot
Entrata’s customer session showed two approaches. Campbell Communities launched AI across all properties at once and had to reconfigure tour slots and office hours. Westland ran a phased pilot across two regions, choosing properties with a range of technical comfort. Both kept leasing staff for tours, reporting and resident events.
Tours, Disputes and Renewal Judgment Calls Stay With Staff
Agents operate within policies and guardrails the customer defines, with human oversight. Staff still handle tours, exceptions, disputes, fair housing escalations and judgment calls on renewals and delinquencies. Westland said human inconsistency across many agents and properties had led to liability lawsuits, which was one reason it wanted consistent AI answers; that consistency only holds if the policies and training material in OXP Studio are kept current.
Each Module Sold Through a Demo and Custom Quote
Entrata does not publish prices for ELI+ or its platform. Each module below is sold through a demo and a custom quote, and the demo form segments buyers by property type and unit count.
| Plan | Price | Billing | What’s Included | Limits |
|---|---|---|---|---|
| Leasing AI | Custom quote | Contract | 24/7 lead response over chat, voice, text and email; tour scheduling; application guidance; post-tour follow-up | Requires Entrata property management |
| Payments AI | Custom quote | Contract | Personalized payment reminders and follow-ups | Conventional, student and affordable properties |
| Renewals AI | Custom quote | Contract | Early renewal intent detection, targeted outreach, analytics | Student renewals on the roadmap |
| Maintenance AI | Custom quote | Contract | Resident maintenance conversations tied to work orders | Requires Entrata property management |
| OXP Studio and agents | Custom quote | Contract | Agent monitoring, governance, training materials, Agent Builder, 100+ workflow agents | Part of the Entrata platform |
Comparing Value Against a Rival That Lists Its Prices
Without list prices, the useful math is against a rival that publishes prices and on the value side. Portfolio sizes and lead counts are our own examples; the arithmetic was checked.
- A 2,000-unit operator comparing systems: AppFolio publishes per-unit pricing that includes its Realm-X agents. At 2,000 units, Core at $1.49 a unit a month is $35,760 a year, Plus at $3.20 is $76,800 and Max at $5.00 is $120,000. Those figures cover AppFolio’s whole system, so they are a fair yardstick for an Entrata platform quote that includes ELI+.
- An operator measuring lead leakage: at 1,000 leads a month, a 5% neglect rate leaves 50 leads without follow-up; Campbell’s under-1% result would leave fewer than 10. Multiply the recovered leads by your lead-to-lease rate and average lease value to set a ceiling on what Leasing AI is worth.
- An existing Entrata customer: the decision is incremental. Ask whether ELI+ modules are priced per unit, per property or per conversation, and whether voice is metered separately.
Hidden and variable costs: migration from another property management system if you are not on Entrata, staff time to write the policies and SOPs agents follow, contract length and renewal escalators, and charges as units are added or sold.
Entrata ELI+ Compared With EliseAI and AppFolio Realm-X
The two closest alternatives take opposite approaches: EliseAI is an independent AI layer that plugs into several property management systems, and AppFolio Realm-X, like ELI+, is built into its own system.
| Tool | Starting Price | Free Plan | Main Strength | Main Trade-Off | Best For |
|---|---|---|---|---|---|
| Entrata ELI+ | Custom quote | No | Agents run natively on Entrata data, with 100+ workflow agents and OXP Studio governance | Only for Entrata customers; no public pricing | Mid-size and large operators on Entrata |
| EliseAI | Custom quote | No | Works across Yardi, Entrata, RealPage, AppFolio and ResMan, covering leasing through renewals | No public pricing; renewals not on every system | Large operators with mixed or non-Entrata systems |
| AppFolio Realm-X | $1.49 per unit a month (Core, 50-unit minimum) | No | Published per-unit pricing; agents built into AppFolio | Only for AppFolio customers; Flows need Plus | Small and mid-size managers on AppFolio |
For an Entrata customer, ELI+ avoids a second vendor and a data sync, which is its main edge over EliseAI. Operators on Yardi or RealPage, or with a mixed portfolio, will likely find EliseAI a better fit. AppFolio Realm-X is the transparent-price choice for smaller managers willing to use AppFolio. See all options on our property management agents page.
Current Entrata Operators and Portfolios Losing After-Hours Leads
- Operators already on Entrata: agents use live unit, ledger and resident data with no integration project.
- Portfolios losing leads after hours: Leasing AI responds within minutes around the clock; see our real estate agents page for other lead tools.
- Teams with high staff turnover: Campbell kept leasing velocity with two positions vacant.
- Operators concerned about consistency: policy-bound agents give the same answer every time, which Westland valued after liability claims tied to human inconsistency.
- Student and affordable housing operators: Payments AI covers affordable properties, and Leasing AI covers student and conventional ones.
Yardi, RealPage and AppFolio Users Would Need to Migrate
- Operators on Yardi, RealPage, AppFolio or ResMan: ELI+ requires Entrata, so using it means a full system migration.
- Small landlords: a sales-led enterprise platform is more than a few dozen units need.
- Buyers who need published prices: every ELI+ module is quoted.
- Student operators relying on renewals automation: student renewal support is still on the roadmap.
Commitment to Entrata and Results From Its Own Customer Session
- Platform commitment: the agents work on Entrata, and leaving later means rebuilding workflows and SOPs elsewhere.
- Vendor-reported results: the strongest outcome figures come from an Entrata-hosted customer session.
- Fair housing: ask how automated replies are tested for fair housing compliance and how staff review agent decisions.
- Platform feedback: G2 and Capterra reviewers of Entrata would like more custom reporting, faster loading, longer session timeouts, a more stable mobile app and more listing-site and phone integrations.
- Cross-channel memory: in November 2025 Entrata listed context shared across chat, SMS, voice and email as an update releasing from October 7 onward; confirm it works across all four channels in your demo.
- Public-company changes: an IPO can bring pricing and packaging reviews; lock renewal terms in the contract.
An Amended S-1 and 100-Plus Agents on the Platform
On June 11, 2026, Entrata filed an amended S-1 reporting $509.3 million in 2025 revenue and more than 100 intelligent agents on its platform, after it filed for a NYSE listing under the ticker ENT on May 28, 2026, with first-quarter revenue up 23%. On March 23, 2026, Entrata launched its agentic property management system, turning more than 100 workflows into AI agents and adding OXP Studio, Agent Builder, ELI Call Analysis and Audience Builder. In November 2025 it shared ELI results from Campbell Communities and Westland and outlined cross-channel memory and centralized agent settings.
A Serious Look for Entrata Shops, a Platform Decision for Others
For operators already on Entrata, ELI+ is worth a serious look; for everyone else, it is a reason to evaluate Entrata as a whole rather than a tool to bolt on. Entrata ELI+ scores 8.0/10 on our scale. Native access to live data, more than 100 workflow agents, governance in OXP Studio and strong platform ratings are real advantages, and Entrata’s filing shows a profitable vendor with 97% gross retention.
Published pricing and options beyond the Entrata platform would lift the score. Ask for a quote that separates ELI+ from the core platform, a 90-day pilot on a subset of properties with lead-response and neglected-lead targets, and references at portfolios your size. Compare that quote with EliseAI if you might stay on another system.
Yardi Compatibility, Per-Unit Pricing and the ELI Name
What Does ELI Stand For in Entrata ELI+?
ELI stands for Entrata Layered Intelligence. ELI+ is the bundle of customer-facing AI agents, Leasing AI, Payments AI, Maintenance AI and Renewals AI, that run inside Entrata’s property management system.
Is Entrata ELI+ Priced per Unit?
Entrata does not publish ELI+ pricing, and its demo form asks for property type and unit count before a quote. Ask whether each module is priced per unit, per property or per conversation, and whether voice calls are metered.
Can I Use ELI+ If My Properties Run on Yardi?
No. ELI+ is built into Entrata’s own system and uses its calendar, guest cards and ledgers. Operators on Yardi or other systems would need to migrate, or consider an independent AI layer such as EliseAI.
How Fast Does Entrata Leasing AI Respond to Leads?
Entrata says Leasing AI engages every lead within minutes, 24/7, over chat, voice, text and email. Campbell Communities reported cutting neglected leads from 5% to under 1% after switching to it.
Is Entrata a Public Company Now?
Entrata filed for a US IPO on May 28, 2026, planning to list on the New York Stock Exchange as ENT, and filed an amended S-1 on June 11, 2026. Silver Lake is expected to keep majority voting control after the offering.
