Boom says its AI automates up to 80% of guest messages and that customers rate it with a Net Promoter Score of 86. The company, founded in 2023, raised $12.7 million in October 2025 led by Avenue Growth Partners, with former Hilton International CEO Ian Carter among its backers. Its product is a full property management system for short-term rentals with AI running guest messaging, pricing, cleaning and accounting.
Boom is best for short-term rental operators who are ready to change PMS and want one system where a single guest request updates messages, tasks, rates and the ledger together. Small operators pay $30 per listing per month with the first month free; portfolios of 20 or more listings get a quote. A PMS migration takes effort, performance figures so far come from the vendor, and published security certifications would help buyers. We rate it 8.2/10 on our scale. We have not used Boom; this review is based on Boom’s published pricing, product pages, funding announcement and trade press coverage.

- One event, such as an early check-in, can reschedule cleaning, change a rate and post to the ledger, because Boom is the PMS.

- Portfolios of 20+ listings move to Boom AI-PMS on a custom quote with migration planning.

The investor list is more telling than the round size. A former Hilton International chief executive and the head of a property company are operators who understand hospitality economics, which suggests Boom is pitching itself to professional managers rather than hobby hosts.
The 80%, 25% and 18% figures are best confirmed in your own data, since Boom does not yet explain how they were measured or over what period. The NPS of 86 is a stronger signal of customer satisfaction, though it also comes from Boom. A trial month on Boom Host is the lowest-cost way for a small operator to check message automation against real guests.
A PMS With AI Built In, Not Bolted On
Most AI tools for short-term rentals sit on top of a PMS such as Hostaway or Guesty and read its data. Boom takes the other route: it is the PMS, the channel manager and the AI in one product. That design is what lets one action ripple through the business.
Setting Up Listings and Channels
On Boom Host, an operator creates an account without a credit card, connects Airbnb using a setup checklist and starts the free month. On Boom AI-PMS, Boom’s team plans the migration and onboarding for the portfolio, including channels, owners and accounting. Boom connects to Airbnb, Vrbo, Expedia, Booking.com, Marriott Homes & Villas and more than 40 other channels, and offers its own direct booking website.
Guest Messaging From Co-Pilot to Autopilot
The AI guest chat replies to inquiries and in-stay questions in any language, 24 hours a day. Operators can begin in co-pilot mode, where replies are drafted for staff to approve, and move to autopilot once they trust the answers. Boom says it automates up to 80% of guest messages. A guest portal adds upsells, and Boom Guard damage protection is included in every reservation.
Pricing, Tasks and Accounting
Dynamic pricing adjusts nightly rates in real time based on demand, events and market pace. Automated task creation sends cleanings, maintenance jobs and issues to the right people. Automated accounting links bookings, fees and discounts to financial reports, with integrated trust accounting and owner reporting. A real-time dashboard flags items that need attention across the portfolio.
One Event, Many Actions
Boom’s example is an early check-in. In a stack of separate tools, someone approves the request in the inbox, messages the cleaner, adjusts the rate and records the fee. Boom says its AI layer handles those steps together: the cleaning moves, the rate changes and the ledger entry posts. This is the strongest argument for an all-in-one system, because the AI can act on operations and money, not only on messages.
The AI Sales Agent
In 2024 Boom launched what it called an AI sales agent. It answers booking inquiries, negotiates with prospective guests, upsells early check-ins, late checkouts and airport transfers, tries to fill orphan nights by offering extra days to existing guests and suggests other properties when one is unavailable. It works by text, voice or video and is trained on each manager’s policies and past conversations.
A Guest Stay, Step by Step
Take a booking that arrives through Booking.com for a city apartment. Boom blocks the dates on every other channel, and the AI sends a confirmation and check-in details in the guest’s language. Two days before arrival the guest asks to check in at noon. The AI checks the cleaning schedule, offers the early check-in for a fee, and once the guest accepts, moves the cleaner’s slot earlier and records the fee against the reservation and the owner’s statement. During the stay a question about parking gets an instant answer from the house manual. After checkout the cleaning task is created automatically, and if the cleaner reports a broken lamp, a maintenance task follows. Each of those steps would take a staff message or a manual entry in a stack of separate tools.
House Rules, Cleaning and Damage Claims Need People
Operators set house rules, pricing limits and which messages the AI may send on its own. Field teams still clean and repair, guest disputes and damage claims need judgment, and owners expect a human relationship. Boom’s co-pilot mode exists because most operators will want to review AI replies for a while before switching to autopilot.
Boom Host’s Flat Rate and a Quoted Larger Plan
Boom publishes one price and quotes the other plan.
| Plan | Price | Billing | What’s Included | Limits |
|---|---|---|---|---|
| Boom Host | $30 per listing per month | Monthly per listing; first month free, no card | Calendar, reservations, guest inbox, AI guest replies, cleaning automation, direct booking website, Airbnb connection | 1 to 19 listings |
| Boom AI-PMS | Custom quote | Quoted per portfolio | PMS, channel manager, direct bookings, AI across guest experience and operations, trust accounting, owner reporting, team and channel management, migration and onboarding | 20+ listings |
Boom’s AI is included in both plans rather than sold separately.
A Five-Listing Host’s Monthly Bill
These scenarios use the published Boom Host rate and count the free first month.
- A host with 5 listings: 5 listings at $30 is $150 a month. With the first month free, the first year costs $1,650.
- A small manager with 12 listings: 12 listings at $30 is $360 a month, or $3,960 in the first year after the free month.
- A manager at the Boom Host ceiling of 19 listings: 19 listings cost $570 a month, or $6,270 in the first year. Adding a 20th listing moves the account to Boom AI-PMS and a custom quote.
The real cost of a PMS switch is not only the subscription. Operators should budget staff time to move reservations, owner statements and accounting history, retrain cleaners on new task notifications and run both systems briefly during cutover. On the other side of the ledger, Boom replaces several tools a typical manager pays for separately: a PMS, a channel manager, a messaging tool, a pricing tool and an accounting add-on. For a 12-listing manager, the useful comparison is the sum of those subscriptions against $360 a month.
Boom Compared With Conduit, HiJiffy and Asksuite
AI guest tools for hospitality range from messaging layers on top of an existing PMS to full systems. Boom is the only one of these four that replaces the PMS.
| Agent | Starting Price | Free Plan | Main Strength | Main Trade-Off | Best For |
|---|---|---|---|---|---|
| Boom | $30 per listing/month (1 to 19 listings) | No (first month free) | PMS, channel manager and AI in one system | Requires switching PMS | Short-term rental operators ready to change systems |
| Conduit | $18 per unit/month (Messaging) | No | AI guest messaging, calls and upsells on top of a connected PMS | Needs a separate PMS | Short-term rental managers keeping their PMS |
| HiJiffy | From €149.90 (reported) | No | Guest messaging across web chat, WhatsApp and social | Built for hotels rather than rentals | Independent hotels and groups |
| Asksuite | Custom quote | No | Booking questions and instant quotes on WhatsApp and web chat | Hotel focus, no PMS | Hotels and resorts chasing direct bookings |
Pick Boom if your current PMS is the problem and you want AI that can act on tasks, rates and accounting, not only messages. Pick Conduit if you like your PMS and want an AI messaging and calling layer added to it with less disruption. HiJiffy and Asksuite fit hotels better than rental portfolios. Small Hosts and New Short-Term Rental Managers
- Small hosts and new managers: at $30 per listing with a free first month, Boom Host is a low-risk way to get a PMS with AI replies from day one.
- Managers unhappy with their current PMS: switching once to a system with AI built in avoids stacking separate messaging, pricing and accounting tools.
- Operators with heavy guest message volume: co-pilot and autopilot modes in any language target the after-hours inquiries that keep teams on call.
- Managers who handle owner funds: trust accounting and owner reporting are part of AI-PMS rather than an add-on.
- Operators who want upsell revenue: the guest portal and AI sales agent push early check-ins, late checkouts and extra nights.
Happy Hostaway Users and Long-Term Landlords May Prefer Other Tools
- Managers happy with Hostaway, Guesty or another PMS: an AI layer such as Conduit adds automation without a migration.
- Long-term rental landlords: Boom is built for short-term rentals and hospitality.
- Buyers needing security attestations: SOC 2 or ISO certifications are not published on the pages we reviewed.
- Large portfolios wanting list prices: everything above 19 listings is quoted.
Moving Reservations and Trust Accounting Safely
- Migration planning: moving reservations, owner balances and trust accounting is the most sensitive part of any PMS change. Ask Boom for a written migration plan and a parallel-run period.
- Vendor figures: the 80% automation, 25% conversion and 18% revenue uplift are Boom’s own figures, without published methods so far.
- Autopilot replies: start in co-pilot mode and review AI messages on refunds, damage and house rules before letting them go out unreviewed.
- The 20-listing cliff: growing from 19 to 20 listings moves you from a published price to a custom quote; ask for the AI-PMS price before you scale.
- Young vendor: Boom was founded in 2023. The October 2025 funding gives it runway, and since a PMS is a long-term commitment, check contract terms and data export rights.
- Accounting checks: automated ledger postings still need a bookkeeper to reconcile trust accounts, especially in states with strict trust accounting rules.
Avenue Growth Partners Leads a $12.7 Million Round
- October 16, 2025: Boom raised $12.7 million led by Avenue Growth Partners to fund international expansion, go-to-market growth, hiring in engineering and data science and its next generation of agentic AI.
Ready to Change PMS? Then Boom Deserves a Hard Look
Boom is worth a serious look for short-term rental operators who are ready to change PMS. Its design lets AI touch operations and money, not only messages, and the $30 per listing Boom Host plan with a free first month makes it easy for a small operator to test. Investors with hotel and property backgrounds and a reported NPS of 86 add credibility.
It scores 8.2/10 on our scale. The all-in-one approach and published entry price help; published pricing above 20 listings, documented performance methods, security certifications and public reviews would lift it, and the migration effort is worth planning for. Operators who want to keep their PMS may find Conduit a better starting point.
