Yardi Virtuoso is the AI platform inside the Yardi property management suite, and its agents do real back-office and leasing work on live Yardi data: processing and approving vendor invoices, reconciling month-end books, preparing purchase orders from work orders and nurturing renters from first inquiry to renewal. It is best for multifamily and commercial operators already on Yardi Voyager. KETTLER, an early adopter, cut invoice processing time by 86% and removed 48 hours of manual processing, according to Yardi.
Virtuoso runs on Yardi, pricing is quote-only and the most automated agents are paid add-ons. This review is based on Yardi’s announcements, blog and Capterra reviews of Yardi Voyager as of October 2026; we have not tested the product.
Quoted Virtuoso Plans and KETTLER’s 86% Drop
- Starting price: Custom quote through Yardi sales; premium agents for invoice approvals, lease audits and month-end close cost extra.
- Customer result: KETTLER reported an 86% drop in invoice processing time with Yardi Smart AP, per Yardi’s June 2026 release.
- Build your own: Virtuoso Composer is a no-code builder, and the Virtuoso Marketplace sells expert-built agents you can test before deploying.
- Claude connection: Virtuoso Connectors link real-time Yardi data to outside AI models, starting with Anthropic’s Claude.
- Our score: 7.9/10, with strong integration and autonomy marks alongside quote-only pricing and Yardi-only availability.

For a buyer, the month-end close figure is the most concrete. If reconciliation really drops by 15 hours or more per property per month, a large portfolio frees whole accounting roles, and that is where the business case for premium agents will sit.
The KETTLER result is a single named customer reported by Yardi, and the 2025 time-saving figures come from unnamed early adopters. Ask Yardi for references at a similar portfolio size and for the baseline each figure was measured against. The size of the vendor, with more than 10,000 employees, means continuity risk is low; the trade-off is that you are deepening dependence on one system.
The Digie award and the Claude connector say more about direction than results. Yardi is betting that operators want agents on one connected system rather than a stack of point tools, and its chief executive, Rob Teel, said in the award announcement that AI only delivers broad impact on a single connected solution. If your strategy is the opposite, with best-of-breed tools on top of your property management system, weigh that before committing to Composer.
A Layer Across the Whole Yardi Suite
Virtuoso is a layer across the Yardi suite rather than a separate product you connect. Yardi describes several parts that work together.
The Building Blocks
- Virtuoso Enterprise: the AI-first platform for managing real estate, which includes multifamily agents across leasing, resident services, maintenance and accounting.
- Virtuoso Agents: workflow agents for maintenance coordination, financial reconciliation, vendor invoice processing and regulatory compliance.
- Virtuoso Marketplace: a curated library of agents built by industry experts and independent consultants trained on Composer.
- Virtuoso Composer: a no-code, drag-and-drop builder for designing agent flows, editing prompts and testing agents.
- Virtuoso Assistant: in-app guidance in Voyager 8 and RentCafe CRM IQ that answers questions, completes tasks and hands off to Yardi support when needed.
- Virtuoso Connectors: a secure link between real-time Yardi data and outside large language models, starting with Claude.
Multifamily Agents
In June 2026 Yardi said it offers agents for every multifamily role. Yardi Chat IQ handles the renter journey: lead nurturing, tour scheduling, application support, payment reminders and renewal outreach. AI inspection agents analyze unit video walkthroughs, find needed repairs, write repair guidance and suggest items from Yardi Marketplace. Yardi Smart AP uses OCR for invoice data entry. Premium agents automate routine invoice approvals, audit leases for missed charges, capture vendor payment discounts and speed up month-end close.
Deploying an Agent
- Choose or build. Pick an agent from the Marketplace or design one in Composer with drag-and-drop flows and editable prompts.
- Test in your environment. Run the agent against your own Yardi data and interact with it in real time before it touches live systems.
- Deploy. Put the agent into production, where it acts on workflows across the enterprise with minimal human input, per Yardi.
- Scale. Yardi says the architecture scales from single properties to portfolios of tens of thousands of units.
Configuring Agents and Approval Thresholds
Because Virtuoso lives inside the Yardi suite, setup is less about integration and more about configuration. Teams decide which agents to switch on, set approval thresholds and routing rules, and load policies that renter-facing agents such as Chat IQ should follow. Yardi’s model of testing agents in your own environment before deployment means a sensible rollout starts with one workflow, such as invoice processing, on a few properties, then widens once accounting has checked the results against its usual controls. Yardi also invites buyers to see the product at industry events such as NAA Apartmentalize.
Invoice Rules, Exceptions and Sign-Offs Stay Human
Yardi’s materials describe testing agents before deployment and handoffs from Virtuoso Assistant to Yardi support. Your team still sets approval rules for invoices, reviews exceptions, signs off on the month-end close and owns renter-facing policies. Some Assistant features, such as building reports, surfacing insights, completing actions and launching specialized agents from chat, are described as planned enhancements.
Pricing Set in a Meeting With Yardi
Yardi does not publish Virtuoso prices. Buyers schedule a meeting with Yardi, and costs depend on which agents and add-ons you take.
| Plan | Price | Billing | What’s Included | Limits |
|---|---|---|---|---|
| Virtuoso Enterprise for multifamily | Custom quote | Enterprise contract | Multifamily agents across leasing, resident services, maintenance and accounting; AI inspection agents included | Requires the Yardi suite |
| Premium agents | Custom quote | Add-on | Invoice approvals, lease audits for missed charges, vendor payment discounts, month-end close | Optional add-ons |
| Yardi Chat IQ | Custom quote | Not published | Lead nurturing, tours, applications, payment reminders, renewal outreach | Renter-facing agent |
| Virtuoso Marketplace and Composer | Custom quote | Not published | Expert-built agents and a no-code builder | Pricing not published |
Staff Hours at a 40-Property Multifamily Operator
Without list prices, the useful math is on staff time, using Yardi’s early-adopter figures as an upper bound.
A 40-property multifamily operator. At 15 to 30 minutes of maintenance admin saved per property per day, 40 properties would recover 10 to 20 staff hours a day. If month-end reconciliation drops from more than 20 hours to under five per property, the same portfolio saves at least 600 accounting hours a month.
A 10-property commercial owner. Using the same month-end figures, savings would be at least 150 hours a month. A smaller portfolio has less room to absorb a large enterprise fee, so ask Yardi which agents are included before buying premium add-ons.
Hidden and variable costs. Budget for premium agents, any Voyager upgrades needed to reach version 8, staff time to configure approval rules in Composer, and testing before each agent goes live.
Bundled Versus Premium Agents and Fee Basis
- Included agents: which agents come with Virtuoso Enterprise and which are premium add-ons.
- Pricing basis: whether fees are per unit, per property, per agent or per transaction.
- Marketplace agents: who supports agents built by outside consultants, and how they are priced.
- Data and models: which AI models process your data, whether data is used for training, and how Connectors to Claude are governed.
Yardi Virtuoso Compared With RealPage Lumina, Entrata ELI+ and AppFolio Realm-X
The closest rivals are the AI agents built into the other large property management suites. In each case the agent mostly comes with the system you already run.
| Tool | Starting Price | Free Plan | Main Strength | Main Trade-Off | Best For |
|---|---|---|---|---|---|
| Yardi Virtuoso | Custom quote | No | Marketplace plus a no-code builder for custom agents on Yardi data | Yardi only; premium agents cost extra | Yardi Voyager operators |
| RealPage Lumina | Custom quote | No | Seven agents across leasing, residents, operations, facilities, finance, spend and analytics | RealPage only; DOJ consent terms on its pricing software | RealPage OneSite operators |
| Entrata ELI+ | Custom quote | No | Native leasing, payments, maintenance and renewal agents | Tied to Entrata | Entrata customers |
| AppFolio Realm-X | $1.49 per unit a month (Core, 50-unit minimum) | No | Published per-unit prices | Only works for AppFolio customers | Small and mid-size AppFolio users |
Virtuoso is distinctive for letting customers build their own agents and for connecting Yardi data to Claude. AppFolio is the only one of the four with published prices. Operators on another system should look at standalone agents such as EliseAI for leasing or Vendoroo for maintenance. Browse all options on our property management agents page.
Voyager Operators With Heavy Month-End Close
- Yardi Voyager operators: agents act on your live data without a separate integration project.
- Accounting teams with heavy month-end close: reconciliation and invoice routing are where Yardi reports the largest time savings.
- Operators with in-house process experts: Composer lets them build and test agents for their own workflows.
- Large portfolios: Yardi says the platform scales to tens of thousands of units.
- Teams already exploring Claude: Virtuoso Connectors give a governed way to bring Yardi data into it. See our accounting agents page for finance-focused tools.
Non-Yardi Firms and Small Landlords
- Anyone not on Yardi: Virtuoso runs on the Yardi suite.
- Small landlords: an enterprise contract and premium add-ons may be more than a few properties need.
- Buyers who need published prices: all pricing is quoted.
- Operators planning to leave Yardi: building agents in Composer deepens your investment in the platform you are trying to exit.
- Teams wanting a quick leasing chatbot: a standalone leasing agent may be faster to pilot than an enterprise platform.
Deeper Yardi Investment and Early-Adopter Numbers
- Platform investment: the more agents you build in Composer, the more your workflows depend on Yardi.
- Vendor metrics: month-end and invoice savings come from early adopters and one named customer.
- Roadmap features: several Virtuoso Assistant capabilities are announced as future enhancements, so buy on what is live.
- Approval controls: agents can route and approve invoices. Set thresholds and review exceptions so errors do not reach payments.
- Platform feedback: Capterra reviewers of Yardi Voyager mention a steep learning curve, high add-on costs and uneven support.
- Outside models: ask how data shared with Claude through Connectors is governed before enabling it.
Agents for Every Multifamily Role in June 2026
On June 15, 2026, Yardi expanded its AI agents across every multifamily role and workflow, adding Chat IQ, AI inspection agents, Smart AP and premium agents through Virtuoso Enterprise, and citing KETTLER’s 86% cut in invoice processing time.
On June 12, 2026, Yardi announced that Virtuoso won the 2026 Realcomm Digie Award for Best Tech Innovation in the commercial and corporate real estate category, presented on June 3 in San Diego.
On September 11, 2025, Yardi launched Virtuoso AI Agents, the Virtuoso Marketplace and the Composer no-code builder at its Advanced Solutions Conference.
The Most Direct Route to AI Agents for Voyager Users
For operators already on Yardi Voyager, Virtuoso is the most direct way to put AI agents to work on invoices, month-end close, maintenance purchase orders and renter follow-up, and it scores 7.9/10 on our scale. It scores well for integration and autonomy because agents act on live Yardi data, and Composer gives in-house teams room to build their own. The KETTLER result and the month-end figures make a credible case for finance teams.
The score reflects quote-only pricing, paid premium agents, Yardi-only availability and platform reviews that mention cost and learning curve. Start with one agent with a measurable baseline, such as invoice processing, then expand. Compare alternatives on our property management agents page.

Can I Use Yardi Virtuoso Without Yardi Voyager?
Virtuoso is built into the Yardi suite. Virtuoso Assistant is available in Voyager 8 and RentCafe CRM IQ, and the agents act on Yardi data, so it is not sold as a standalone tool for other systems.
What Is Virtuoso Composer?
Composer is Yardi’s no-code builder for AI agents. Teams design agent flows with drag and drop, edit prompts and test agents against their own data before deploying them.
Does Yardi Virtuoso Work With Claude?

Can Yardi Virtuoso Agents Approve Invoices?
Yes. Yardi says its agents can route and approve vendor invoices, and premium agents automate routine invoice approvals. Set approval limits and review exceptions so that unusual invoices still reach a person.
